Working With Room Finishes

A "room finish" is simply any object in FF&EZ that has been marked with the object Class of "FIN" on the Object Screen: 

As a general rule, you should mark an object with this class as soon as you create it (also see special note below). This can be done no matter which method you use to create the object (see "Creating Objects"). 

In contrast to all other objects, which are simply placed in rooms with a specific quantity, a room finish object is not just placed in a room but also at a specific location in the room, such as "Floor," "Ceiling," etc. The range of finish locations that can be chosen is extensive, so instead of just choosing "Wall" you can also choose "Wall-East" or "Ceiling B." Finishes are the only types of objects that can be placed in a room more than once, by selecting a different location within the room.

The finish location is selected after you enter the quantity for the finish when adding items to a room in the FF&E Worksheet:

Note that if a finish quantity is not known or is of the "to be determined by contractor" type, you can enter a zero. When you print a finish schedule, you can set a report option to substitute "TBD" for printing a zero.

To make it easier to see if all finishes have been placed in a room, the FF&E Worksheet normally sorts the list by Class within rooms and within the "FIN" class by floor to ceiling order:

This sort order makes it important that all finish objects be marked with the "FIN" class, since a finish that is not marked in this way will sort into a different part of the room contents and may appear to be "missing" from the room.

Important: We recommend that you set the class to "FIN" for all finish objects at the time you create them. This ensures that when you place finish objects in the rooms, the "Location of finish in room" field will be enabled. In the same way, we strongly advise you not to change a "finish" object to another type after you have placed that object in rooms. This makes the "room location" field inaccessible but leaves the value intact, which can cause confusion when printed. 

Note: We recommend that the specs used for room finishes be flagged as a "Mat'l/Finish" type on the Specification screen. This ensures that these specifications will be included in more general "materials / finishes" types of reports (which might include fabrics and object finishes) in addition to room finish schedules.

Finish Schedules

Printing

FF&EZ includes two basic finish schedule formats, available from the FF&E Worksheet reports list. One schedule lists all finishes by area, room and location within the room (floor, base, wall, etc.) while the other lists all finishes by type (using the prefix portion of each finish's Tag) and the rooms in which they are used. To appear on a finish schedule, objects must meet both of these two conditions:

  1. The object's "Class" must be set to "FIN" as described above. 
  2. When a finish object is placed on the FF&E Worksheet, it must be assigned a location in the room, using the drop-down list that appears whenever you click or move to a finish (as shown above). 

Once you set these two fields for all finish objects, they will automatically appear on the Finish Schedule. These schedules include an option to print a thumbnail image of a finish if one has been attached to the primary specification for that finish.

Exporting

In addition to printing a finish schedule, you can also export finish schedule data in a table format. To do this, use the Export utility on the FF&E Worksheet, which has a "Finish schedule by room" format option.

If you export, you have the option of exporting to a file (such as a text or Excel file, but you can also export to the Windows clipboard, which does not create a file but instead allows you to immediately paste the schedule data into a pre-formatted spreadsheet file. Most spreadsheets have a "Paste special" version of the basic "paste" command which will allow you to paste unformatted text data into cells that already have the desired formatting applied.
